Our principal, Andrew McColl, is a 60-year-old surveyor living just outside Billericay, Essex, with a vast wealth of experience, having been involved in the construction and the housebuilding industry since leaving school and now specialising in comprehensive and affordable surveys for the home buyer. With our small team, we are independent surveyors with no corporate handcuffs or time restraints and can, therefore, give a better value-for-money service

On the subject of accompanying the surveyor, that is impossible for several reasons. It is someone else’s property, so we don’t have the authority to invite you; there are health and safety issues, we don't have the specific insurance to do this, and we need to concentrate on the inspection with no distractions.

However, after saying that, we don’t have a problem meeting at the property after the inspection for a quick discussion if needed; however, we are unlikely to give a tour of the property. We prefer not to discuss the inspection for a good 24 hours as we must give the inspection a period of mature reflection.

The best way to make sure that you invest your money in a safe, structurally sound home is to have a survey carried out. A Homebuyer Report should usually be adequate for properties built in the last 100 years. If you have reason to be particularly worried about the structure of the building or are buying a period property, however, then it is probably best to go for a full Building Survey.

That's an astute question. There is definitive data to pinpoint an exact figure for price reductions following surveys. Approximately 15 years ago, the average reduction was around £2,500, with 1 in 10 cases exceeding £10,000. Adjusting for inflation, these numbers would indeed be higher today. Furthermore, we're in a buyers’ market now, which can give purchasers an advantageous position during negotiations.


Interestingly, many often decide on a house within 10 to 15 minutes. It's a faster decision than most would take when buying a car. When an offer is made on a house, it's typically based on visible factors and known issues. Should a survey unearth additional problems, it can provide valuable leverage for genuine negotiation. Perhaps the property you're eyeing is in impeccable condition; however, to illustrate the spectrum of possibilities, we recently conducted a survey where identified defects would amount to more than £100,000 in repairs. We know that many customers save money, but it is not a question that we actively ask customers. Further discounts vary depending on economic conditions, such as “Is it a sellers' or buyers' market?”
