Our principal, Andrew McColl, is a 60-year-old surveyor living just outside Billericay, Essex, with a vast wealth of experience, having been involved in the construction and the housebuilding industry since leaving school and now specialising in comprehensive and affordable surveys for the home buyer. With our small team, we are independent surveyors with no corporate handcuffs or time restraints and can, therefore, give a better value-for-money service

A Few FAQs....

No. If you need a mortgage to buy your house then a lender will need you to pay for a mortgage valuation report. However, this is not a survey and should not be mistaken as such. A mortgage valuation report is just that - a valuation of the property for the mortgage lender to confirm that the property is worth the amount that you want to borrow. However, this report will only highlight obvious defects. For a full survey the surveyor works for the buyer and will conduct a more detailed examination into the property's structural integrity, repairs, maintenance and condition.

We have sections within your survey to report on gas, water, heating and electricity –The surveyor will look at services and report type/condition and defects; they will add photographs and highlight dangers and deficiencies. You can talk at length with your surveyor; they can tell you the approximate age and the energy efficiency of a boiler, for example. Indeed, your surveyor is not a time-served electrician or a registered gas-safe engineer.  We can't sign off or certify the services, but we should be able to give you an overall view of the services at the property.

On the subject of accompanying the surveyor, that is impossible for several reasons. It is someone else’s property, so we don’t have the authority to invite you; there are health and safety issues, we don't have the specific insurance to do this, and we need to concentrate on the inspection with no distractions.

However, after saying that, we don’t have a problem meeting at the property after the inspection for a quick discussion if needed; however, we are unlikely to give a tour of the property. We prefer not to discuss the inspection for a good 24 hours as we must give the inspection a period of mature reflection.
