Whether you’re shifting two streets away or jetting off to Borneo, presenting your home well and honestly can add serious pounds to the offer and, crucially, keep the sale on the rails when the surveyor and mortgage valuer appear. After three decades on rooftops, in lofts, and under floorboards — as a practising surveyor and Chairman of the RPSA — I’ve learned that buyers (and their lenders) reward properties that look cared-for and read ‘low risk.’ My goal at AMSurveys isn't just to survey properties; it's also about empowering you, the seller, to showcase your home in the best light possible. 1. Kerb-Appeal Kung-Fu: Win the Buyer in 60 Seconds
This is your property's handshake, so make it a good one! Simple tasks like cutting the grass, clearing moss-laden gutters, and polishing the letterbox can make a huge difference. Mortgage valuers often snap their exterior photo within a minute of arrival, and if the house whispers pride of ownership, they assume fewer hidden issues, which is always a bonus for a smooth transaction.
A well-maintained exterior doesn't just create an inviting welcome for potential buyers; it also sends a powerful message to the mortgage valuer. They are quickly assessing risk for the bank, and a tidy fascia and clear gutters suggest a property that has been diligently looked after. This immediately puts them at ease, leading to a more straightforward initial assessment.
2. ZAP the Tiny Niggles Buyers Love to Spot
Dripping taps, wobbly bannisters, and squeaky hinges scream “deferred maintenance.” These small issues, often costing very little and taking mere minutes to sort, can cumulatively signal years of neglect to a buyer. They lead to those little doubts that can quickly add up in a buyer's mind, making them question the overall condition of the property.
By proactively addressing these minor fixes, you're not just silencing a thousand doubts; you're demonstrating that the property is cared for and that you've been attentive to its upkeep. 3. Disclose—Don’t Disguise—Cracks or Damp
A bit of fresh filler around an old crack, or new plaster over a suspicious patch, looks very much like a cover-up to an experienced eye – and believe me, a surveyor's eye is very experienced! Most cracks are purely cosmetic and benign. It’s always better to show them, explain their history, and allow your surveyor to confirm their nature.
Transparency is absolutely crucial here. If there is a serious underlying issue, you truly want to know about it now — before you're mid-conveyance and facing potential renegotiations or a collapsed sale. Being upfront about any known issues builds immense trust with the buyer and their professionals, ensuring a smoother process and preventing nasty surprises further down the line.
4. Garden Grooming & Boundary Clarity
Just like the inside, the garden speaks volumes about how well a property has been cared for. A weed-free patio, a clutter-free shed, and a fence line that clearly marks the plot not only look appealing but also reduce potential boundary-dispute paranoia for buyers. It shows a conscientious approach to the entire property, proving that the exterior TLC matches the interior's finish.
Having well-defined and tidy boundaries also assists a surveyor in their assessment. They'll be looking at the physical layout of the property and its relationship to neighbouring plots. Clear boundaries, free from ambiguity, streamline this part of the inspection and provide confidence that the garden is as well-understood and maintained as the rest of the home.
5. Stage Light, Space & Airflow (No Fake Scents)
Maximise natural light by throwing curtains and blinds wide open, making rooms feel more spacious and inviting. Crack a window to allow for good airflow and ditch any overpowering plug-ins or scented candles. Natural freshness, perhaps from an open window or a subtle bowl of fresh lemons, easily beats artificial fragrances that, ironically, can scream "hidden damp!" to a suspicious buyer.
When it comes to viewings or professional photography, these staging elements are key. Bright, airy spaces are universally appealing. Ensure your home feels fresh and breathable, as this immediately creates a positive emotional connection for viewers.

6. Paperwork Power-Pack: Guarantees, Certs & Permissions
Gather all your essential property documents into a tidy, accessible 'power-pack.' This includes damp-course guarantees, window certificates (like FENSA), recent boiler-service sheets, Part P electrics certificates, and, crucially, all planning approvals and building control sign-offs for any alterations or extensions. Having these organised upfront is a game-changer for a smooth sale.
A tidy PDF pack lets your solicitor answer enquiries from the buyer's side in days, not weeks, significantly speeding up the conveyancing process. It also tells the lender's valuer and the buyer's surveyor that alteration risk is nil because all work has been properly sanctioned and documented. This level of organisation instils confidence and makes your property a more attractive and less risky prospect.
7. Leasehold Maths That Passes the Lender Test (if applicable)
If you're selling a flat or a leasehold house, be utterly prepared for scrutiny over the associated costs. Ground rent and service charges, particularly if they appear to be spiralling or are vaguely defined, can absolutely torpedo a sale as they are a significant concern for both buyers and mortgage lenders.
To preempt these concerns, please provide the last three years’ accounts, AGM minutes, and a clear summary of the lease terms immediately. As a rule of thumb, an annual ground rent that’s equal to or less than 0.1% (annual ground rent ÷ sale price × 100) keeps most lenders calm. Knowing this figure can help manage buyer expectations.
8. Think Like the Mortgage Valuer
Mortgage valuers are often in-and-out lightning-fast, sometimes spending as little as 15 minutes on site, especially with the prevalence of remote valuations today. Their primary role is to assess the property's value for the lender's security, not to conduct a detailed survey for the buyer's benefit. Therefore, making their job as straightforward as possible is in your best interest.
Clear a path to the loft hatch, boiler, and fuse board, and label water and gas shut-offs clearly. The easier their inspection, the safer the deal feels from the bank's perspective, as it suggests there are no hidden gremlins lurking. This proactive approach can help avoid any flags that might trigger 'retentions' or further investigations from the lender.
9. Running-Cost Proof (Buyers Love Figures)
With energy prices being a hot topic, buyers are keenly aware of ongoing running costs. Supply a fresh Energy Performance Certificate (EPC), last year’s gas, electric, and water bills, and any boiler-service efficiency sheets you have. Providing data from your smart-thermostat, if you have one, can also be a really compelling insight into actual usage.
Buyers instantly relax when they see real-world bills, as it alleviates those "how expensive is it to heat?" doubts. Furthermore, if you’ve fitted smart home tech like Hive/Nest, LED smart bulbs or a Zappi charger, flag it — buyers equate visible eco-tech with lower bills and future-proofing, adding tangible value to your home.
